In August 2026, the typical single-family home sold in Florida cost $415,000, and the typical condo or townhouse $298,000. Those are the statewide median prices (Florida Realtors, Sept 2026). At the October 6, 2026 exchange rate (R$ 4.9698 per dollar), the house works out to about R$ 2.06 million. In Broward County, where Deerfield Beach is, the median house is considerably more expensive. And on top of the price you need to add 2% to 5% in closing costs and, every year, property tax, insurance, condo or HOA fees and maintenance.

The median is the price in the middle: half of the sales were higher and half were lower. It varies with the city, the neighborhood, and the size and age of the property, and houses and condos are very different markets. See the numbers for each city in the areas we serve, such as Deerfield Beach.
Are prices falling? It depends on how you measure. In the US government's FHFA index, Florida had the largest drop of any state in the fourth quarter of 2025: -2.7% over 12 months (FHFA). Meanwhile, Florida Realtors' median sale price for single-family homes rose 1.2% in August 2026. In short: a sideways market, with big differences between regions and between houses and condos.
One-time costs of buying
- Buyer's closing costs: usually 2% to 5% of the price (Home Buying Institute). They include title insurance, lender fees, the home inspection, the appraisal, recording fees and prepaid taxes.
- State taxes on the mortgage, if you finance: 0.35% of the loan amount in documentary stamp tax (Florida DOR) and 0.2% in intangible tax (Florida DOR).
- IOF and exchange costs, if the money is coming from Brazil: 1.1% to 3.5% in IOF (Brazil's tax on foreign exchange), plus the spread. Details in our Portuguese guide on sending money from Brazil.
Yearly costs of owning
- Property tax. In Broward, combined 2025 millage rates range from about 16.3 to 23.2 mills (1.6% to 2.3%) of taxable value. In Deerfield Beach it's 20.27 mills (Broward County Property Appraiser, 2025). After you buy, the taxable value is reset. If you don't live in the home you don't get the homestead exemption, and the assessed value can rise up to 10% a year on the non-school portion (Palm Beach Property Appraiser).
- Homeowners insurance. In Palm Beach County, the average homeowners premium was $6,323 in July 2026, according to state regulator data (WFLX, citing the OIR, Aug 2026). It varies a lot with the age of the roof, the distance from the ocean and the flood zone. Get a quote before you make an offer.
- Condo or HOA fees. Anywhere from zero for a house with no association to more than $1,000 a month in a full-service building. In older condo buildings, also check for special assessments under the state's building safety laws.
- Maintenance. Air conditioning, roof, pool, painting and landscaping.
What makes the price (and the cost) vary
Two properties with the same price can have very different costs. Before comparing listings, look at:
- Age and type of building. For condos three stories or higher, the 2022 and 2025 state laws require structural inspections and reserve studies (Withum). That can mean higher fees or special assessments. Ask for the reports before you make an offer.
- Roof, windows and flood zone. These move insurance the most. A new roof and impact windows usually lower the premium. In a high-risk flood zone, the lender requires flood insurance (Florida CFO).
- Distance from the ocean and the neighborhood. Both affect the price, the insurance and the rent you can charge.
- Living in it or investing. If you live in the home you can apply for homestead and pay less property tax. If that's you, see buying a home in Florida as a resident.
