Use this Florida mortgage calculator to estimate your monthly payment, including principal and interest, property tax, homeowners insurance and HOA fees. In Florida, taxes, insurance and HOA can add a lot to the bill, so it's worth including them from the start. The result is an estimate, not a loan offer.
What each field means
- Home price. The purchase price you're considering.
- Down payment. The cash you put in up front, as a dollar amount or a percentage of the price. The rest is the loan amount.
- Interest rate. The annual rate on the loan. Rates change daily and depend on your credit, down payment and loan type, so use a recent quote if you have one.
- Loan term. How many years you'll take to repay, usually 30 or 15. A shorter term means a higher payment but less interest overall.
- Property tax. The yearly tax on the home. It varies by city and by the home's assessed value. You can look up a specific property on the Broward County Property Appraiser or Palm Beach County Property Appraiser websites.
- Homeowners insurance. The yearly premium. Florida insurance can be expensive, especially near the coast or for older roofs, so get a real quote before you commit. Flood insurance, if required, is extra.
- HOA. Monthly fees for a condo or community association, if any.
Typical down payments
These are general ranges. Your actual options depend on the lender, your credit, income and the property, and every loan is subject to lender approval.
- Conventional loans: some programs allow as little as 3% down; with less than 20% down you'll usually pay private mortgage insurance (PMI) (CFPB).
- FHA loans: the minimum is 3.5% down for borrowers with a credit score of 580 or higher (HUD).
- ITIN loans: for buyers without a Social Security number, down payments are typically higher, often 15% to 30% or more. Learn more on our ITIN mortgage page.
