Pompano Beach homes for sale cover a wide range: oceanfront and Intracoastal condos, waterfront houses on the east side, and more affordable condos and single-family homes inland. What it's like to live in Pompano Beach

Pompano Beach is a Broward County coastal city between Deerfield Beach and Fort Lauderdale. Florida's Office of Economic and Demographic Research estimated its population at 113,575 as of April 2024 (Florida EDR). It's known for its beach, the Intracoastal and its fishing community (Landmark Signature Realty), and it has a large Brazilian community (WLRN).

Neighborhoods and communities

East Pompano and the Intracoastal. The waterfront side of the city is where the high end sits. One brokerage reported a median of about $6.2 million for luxury single-family homes ($5M and up) on the east side in Q2 2026 (Premier Estate Properties). Most buyers shop well below that, but it shows how wide the range is.

55+ communities. Pompano has several active-adult communities, listed on 55places. Many are older condo buildings, so read the condo notes below carefully.

Pompano Beach market snapshot

According to Redfin, the median sale price in Pompano Beach was about $329,500 in November 2025, down about 17% from a year earlier, with homes taking around 106 days to sell (Redfin).

A single citywide median hides big differences. ZIP-level data from one brokerage for 2026 shows ZIP 33069 is about 80% condos, while 33067 is mostly single-family with a median near $861,000; 33062 was around $565,000 and 33064 around $400,000 (Momentum). Sources don't agree on every ZIP, so treat these as rough guides. Prices vary widely by ZIP and by condo vs. house, so ask Rui for a current comparison of recent sales for the homes you like.

Practical notes: condos, insurance and flood zones

Condo buildings. Florida's 2022 condo safety law requires milestone inspections for buildings of three or more stories (at 30 years, or 25 if the local building department requires it, then every 10 years — SB 154, 2023), plus a Structural Integrity Reserve Study and funded reserves (Rimkus). A 2025 update allowed associations to fund reserves with special assessments, loans or credit lines, with owner approval. Special assessments from $10,000 to over $100,000 have been reported (24-7 Press Release). Before buying, get the reserve study, the budget and the assessment history.

Flood and insurance. The barrier-island and Intracoastal areas have the most flood exposure. FEMA's newer pricing raised flood premiums most in coastal Broward and Palm Beach (WLRN), and Citizens policyholders must carry flood coverage as that requirement phases in through 2027 (News4JAX). A home that looks like a bargain can cost more each month once insurance is added, so get quotes early.

Homestead. If you'll live in the home as your primary residence, ask a CPA about Florida's homestead exemption. Second homes don't qualify.

Schools

Pompano Beach is served by Broward County Public Schools. Pompano Beach High School is at 600 NE 13th Avenue (Broward Schools). Check school grades with the Florida Department of Education and confirm the assigned school for any address.

Getting around

Pompano sits between Deerfield Beach to the north and Fort Lauderdale to the south, which makes it practical for people who work in either direction. Traffic changes a lot by time of day, so test your commute at rush hour.
