Fort Lauderdale homes for sale include canal-front and Intracoastal houses, historic and established neighborhoods, and a large high-rise condo market. It's the biggest city on our list and one of the priciest, and it has the most flood and storm-surge exposure, so insurance and building condition matter as much as the price. What it's like to live in Fort Lauderdale

Fort Lauderdale is the largest city in this guide. Florida's Office of Economic and Demographic Research estimated its population at 189,583 as of April 2024 (Florida EDR). Life here revolves around the water: canals, the Intracoastal and the barrier island shape where people live and what they pay. You'll find everything from single-family streets to waterfront estates to condo towers.

Neighborhoods and communities

A local brokerage lists these among the city's well-known neighborhoods (Palm Paradise Realty): Las Olas Isles, Victoria Park, Rio Vista, Coral Ridge and Harbor Beach.

Each neighborhood has a wide price range depending on whether a home is on the water, how wide the canal is and how old the house is. Rui can pull recent sales street by street.

Fort Lauderdale market snapshot

According to Redfin, the median sale price in Fort Lauderdale was about $582,000 for the three months ending May 2026, up about 18% from a year earlier (Redfin). Homes took roughly 106 days to sell. For condos specifically, Miller Samuel's Q4 2025 report put the median condo price at about $415,000, up about 6% year over year, with condos taking around 127 days to sell; the same report showed single-family prices up about 7.5% (Miller Samuel).

Those are citywide figures. A condo tower unit and a canal-front house are completely different markets, and prices vary widely by neighborhood and water access. Ask Rui for a current comparison of recent sales for what you're actually considering.

Practical notes: flood, insurance and high-rise condos

Flood and storm surge. Fort Lauderdale has the highest flood and storm-surge exposure of the cities we cover, because of its canals and barrier island. FEMA's newer pricing raised flood premiums most in coastal Broward and Palm Beach (WLRN), and Citizens policyholders must carry flood coverage as that requirement phases in through 2027 (News4JAX). Before you sign, check the flood zone, ask for any elevation certificate and get real insurance quotes. On the water, insurance can change the monthly cost a lot.

High-rise condos. Florida's 2022 condo safety law requires milestone inspections for buildings of three or more stories (at 30 years, or 25 if the local building department requires it, then every 10 years — SB 154, 2023) and a Structural Integrity Reserve Study with funded reserves (Rimkus). A 2025 update allowed associations to fund reserves with special assessments, loans or credit lines, with owner approval. Special assessments from $10,000 to over $100,000 have been reported (24-7 Press Release). Fort Lauderdale's high-rise market is sensitive to these rules, so ask for the reserve study, budget, inspection reports and assessment history.

Homestead. If the home will be your primary residence, ask a CPA about Florida's homestead exemption. Second homes and non-residents don't qualify.

Schools

Fort Lauderdale is served by Broward County Public Schools. Use the district's school locator to confirm assigned schools for any address, and check school grades with the Florida Department of Education.

Getting around

Fort Lauderdale sits south of Pompano Beach, and many people commute between the two. Traffic and drawbridges can change travel times a lot, so test your route at rush hour before you commit.
