Naples homes for sale run from condos in golf communities to historic cottages in Old Naples and Gulf-front estates well into the millions. It's one of Florida's most expensive markets, and its coast has taken storm surge from three hurricanes since 2022, so flood zone, elevation and insurance matter as much as the price. What it's like to live in Naples

Naples sits on the Gulf Coast in Collier County, in southwest Florida. The city itself is small: Florida's Office of Economic and Demographic Research estimated its population at 19,089 as of April 2025, while Collier County had 413,292 people (Florida EDR). Many homes with a Naples mailing address are in unincorporated Collier County, outside the city limits, which affects taxes and local rules. The area is known for its beaches, the Naples Pier, golf and its winter season.

What it means for you. Before you make an offer:

Condos. Many Naples buyers choose condos. Florida law requires milestone inspections for buildings of three or more stories (at 30 years, or 25 if the local building department requires it, then every 10 years — SB 154, 2023) and a Structural Integrity Reserve Study with funded reserves (Rimkus). Ask for the reserve study, budget, inspection reports, storm-repair history and rental rules, since associations can limit short-term rentals.

Homestead. If the home will be your primary residence, ask a CPA about Florida's homestead exemption. Second homes and non-residents don't qualify.

Schools

Naples is served by Collier County Public Schools. Use the district's tools to confirm assigned schools for any address, and check school grades with the Florida Department of Education.

Getting around

Naples is car-dependent. I-75 connects it north to Fort Myers and east across the Everglades (Alligator Alley) to Broward County. Seasonal traffic in winter is much heavier, so test your routes in high season.
