Sarasota homes for sale range from downtown bayfront condos and 1920s bungalows to homes in large master-planned communities and on the barrier islands. It's a popular place for retirees, second-home buyers and families, but Hurricane Milton made landfall right here in 2024, so storm and flood risk deserve as much attention as price. What it's like to live in Sarasota

Sarasota sits on Florida's Gulf Coast, south of Tampa Bay, with Sarasota Bay between the mainland and the barrier islands. The city itself is fairly small: Florida's Office of Economic and Demographic Research estimated its population at 58,279 as of April 2025, while Sarasota County had 487,636 people (Florida EDR). Many of the best-known addresses, such as Siesta Key, Lakewood Ranch and Palmer Ranch, are outside the city limits, which affects taxes, rules and services.

According to Momentum Research, computed from MLS records, Sarasota's median closed price was about $418,000 in September 2026, up about 3.9% from a year earlier, with a median of about 62 days on market (Momentum).

That figure mixes inland houses, downtown condos and island homes, which are very different markets. Prices, insurance and condo fees vary widely, so ask Rui for a current comparison of recent sales for what you're actually considering.

Practical notes: Hurricane Milton, flood and insurance

What happened in 2024. According to the National Hurricane Center, Hurricane Milton made landfall on Siesta Key on October 9, 2024, as a Category 3 hurricane. Storm surge of 4 to 6 feet above ground hit the coast from Longboat Key to Venice, and 6 to 9 feet from Venice south to Boca Grande (NHC, Milton report). Just two weeks earlier, Hurricane Helene's surge damaged many structures in Sarasota County's coastal areas, where dozens of rescues took place (NHC, Helene report).

What it means for you. On the islands and along the bay, flood zone and elevation are the first things to check. Inland homes aren't immune either, since heavy rain can flood low areas. Before you make an offer:

Condos. Sarasota has many older condo buildings along the bay and on the keys. Florida law requires milestone inspections for buildings of three or more stories (at 30 years, or 25 if the local building department requires it, then every 10 years — SB 154, 2023) and a Structural Integrity Reserve Study with funded reserves (Rimkus). Ask for the reserve study, budget, inspection reports, storm-repair plans and any special assessment history.

Homestead. If the home will be your primary residence, ask a CPA about Florida's homestead exemption. Second homes and non-residents don't qualify.

Schools

Sarasota is served by Sarasota County Schools; Lakewood Ranch spans Manatee and Sarasota counties, so check which district an address belongs to. Confirm assigned schools with the district and check school grades with the Florida Department of Education.

Getting around

Sarasota is car-dependent. I-75 runs along the east side and connects to Tampa to the north. The bridges to the islands can back up in peak season, so test your route before you commit.
