Hollywood is a large city in south Broward County, between Fort Lauderdale and the Miami-Dade line. Florida's Office of Economic and Demographic Research estimated its population at 155,038 as of April 2024 (Florida EDR).
The city's best-known feature is the Hollywood Beach Broadwalk, a brick-paved promenade that runs about 2.5 miles along the ocean, lined with shops and restaurants (Visit Florida). Away from the beach, most of Hollywood is residential: older single-family streets, golf-course neighborhoods and plenty of condo buildings.
Neighborhoods and communities
An investor guide from March 2026 highlights these areas (Ark7):
- Hollywood Lakes. A historic area with water views, close to the beach and the Broadwalk.
- Emerald Hills. Known for golf courses and green, tree-lined streets, with single-family homes and some condos.
- Hollywood Hills. A quieter, suburban-feeling area with more affordable options.
- Downtown Hollywood. A walkable district with shops, cafés and live music.
- Boulevard Heights. A family-oriented area with single-family homes and townhouses.

Hollywood market snapshot
PBP Real Estate's analysis of BeachesMLS data shows a median house price of $535,000 in Hollywood in September 2026, flat compared with September 2025. Houses took about 51 days to sell on average (PBP Real Estate, updated October 2026).
The condo side is a different story. The same report counted about 5.2 months of house inventory but 15.7 months of condo and townhouse inventory, and more than 40% of homes for sale in both groups had cut their price. That means condo buyers in Hollywood currently have a lot of choice. Monthly condo medians swing a lot, so ask Rui for recent sales in the specific buildings you're considering rather than relying on one citywide number.
Practical notes: flood, condos and vacation rentals
Flood and insurance. Homes near the Intracoastal, the canals and the beach are generally more exposed to flooding and storm surge. FEMA's newer pricing raised flood premiums most in coastal Broward and Palm Beach (WLRN), and Citizens policyholders must carry flood coverage as that requirement phases in through 2027 (News4JAX). Check the flood zone and get real quotes before you sign.
Older condo buildings. Florida's condo safety laws require milestone inspections for buildings of three or more stories (at 30 years, or 25 if the local building department requires it, then every 10 years — SB 154, 2023) and a Structural Integrity Reserve Study with funded reserves (Rimkus). Many beach-area buildings in Hollywood are older, so ask for the reserve study, budget, inspection reports and any special assessments before you make an offer.
Vacation rentals. If you plan to rent short-term, Hollywood requires a city Vacation Rental License. The application asks for a state transient lodging license from the DBPR, Florida sales tax registration, a Broward County Tourist Development Tax account, local business tax receipts, and floor and parking sketches (City of Hollywood). Many condo associations also limit or ban short rentals, so read the building's rules first.
Homestead. If the home will be your primary residence, ask a CPA about Florida's homestead exemption. Second homes and non-residents don't qualify.
Schools
Hollywood is served by Broward County Public Schools. Use the district's school locator to confirm the assigned schools for any address, and check school grades with the Florida Department of Education.
Getting around
