What it's like to live in West Palm Beach
West Palm Beach is the county seat and business center of Palm Beach County, on the Intracoastal Waterway (the Lake Worth Lagoon) across from the town of Palm Beach. Florida's Office of Economic and Demographic Research estimated its population at 125,319 as of April 2024, up 2.6% in a year (Florida EDR).
Downtown, around Clematis Street and the waterfront, has condo towers, offices, restaurants and a Brightline station with train service to Boca Raton, Fort Lauderdale, Miami and Orlando (Brightline). Palm Beach International Airport is also in the city. Away from downtown, the city is mostly residential, from historic neighborhoods near the water to suburban areas to the west.
Neighborhoods and communities
West Palm Beach has several historic districts on the National Register of Historic Places (Wikipedia, NRHP list), including:
- El Cid. A historic district on the waterfront, listed in 1995.
- Flamingo Park. A historic residential district, listed in 2000.
- Grandview Heights. A historic district listed in 1999.
- Old Northwood. A historic district north of downtown, listed in 1994.
- Prospect Park–Southland Park. A historic district listed in 2011.
Downtown and the waterfront are mostly condo towers. The same report counted about 4.9 months of house inventory and 7.8 months for condos and townhomes, and roughly 4 in 10 homes for sale had cut their price. One month of data can swing a lot, and a downtown tower unit, a historic bungalow and a newer house out west are very different markets. Practical notes: condos, flood, taxes and rentals
Condo buildings. Florida's condo safety laws require milestone inspections for buildings of three or more stories (at 30 years, or 25 if the local building department requires it, then every 10 years — SB 154, 2023) and a Structural Integrity Reserve Study with funded reserves (Rimkus). Owners pay for required repairs, sometimes through special assessments. Ask for the reserve study, budget, inspection reports and assessment history before you make an offer.
Flood and insurance. Homes near the Intracoastal and in low-lying areas carry more flood risk. FEMA's newer pricing raised flood premiums most in coastal Broward and Palm Beach (WLRN), and Citizens policyholders must carry flood coverage as that requirement phases in through 2027 (News4JAX). Get real quotes before you sign.
Taxes. West Palm Beach is in Palm Beach County, so the property appraiser, tax rates and school district differ from Broward. Owners who make the home their primary residence may qualify for the homestead exemption, which also caps yearly increases in assessed value (Palm Beach County). Ask a CPA how this applies to you.
Short-term rentals. In Palm Beach County, hosts must register for and pay the county's tourist development tax themselves; the Tax Collector says booking platforms do not collect it for the county (PBC Tax Collector). The city and many condo associations have their own rules, so check both before you buy a property to rent.
Schools
West Palm Beach is served by the School District of Palm Beach County, not Broward. Confirm the assigned schools for any address with the district and check school grades with the Florida Department of Education.
Getting around
I-95 and Florida's Turnpike run through the city, and Brightline connects downtown to South Florida and Orlando. Traffic on I-95 can be heavy at rush hour, so test your commute before you commit.
