Boca Raton homes for sale run from affordable condos in 55+ communities to country-club homes and Intracoastal properties well into the millions. What it's like to live in Boca Raton

Boca Raton sits just north of Deerfield Beach, at the southern end of Palm Beach County. DataUSA puts its population at about 100,234 in 2024 (DataUSA). The city is known for its beaches, golf and country-club communities, Florida Atlantic University (FAU), shopping and Intracoastal living (Koolik).

Neighborhoods and communities

Boca is really several markets in one. According to Koolik's August 2026 report, the Palm Beach County single-family median was about $700,000, up about 12% from a year earlier (Koolik). At the high end, one brokerage's 2026 luxury report put Boca's luxury single-family median at about $2.19 million and luxury attached homes at about $850,000 (Premier Estate Properties). Miller Samuel's Q4 2025 report showed single-family prices rising slightly while condo prices dipped (Miller Samuel).

These sources measure different things, and none of them describes "the typical Boca home." Prices vary widely between a 55+ condo and a house in a gated community, so ask Rui for a current comparison of recent sales for what you're actually considering.

Practical notes: condos, insurance, flood and taxes

Older condos. Many Boca condo buildings are over 30 years old and face reserve-study costs. Florida's 2022 condo safety law requires milestone inspections for buildings of three or more stories and fully funded structural reserves (Rimkus). Special assessments from $10,000 to over $100,000 have been reported in older communities (24-7 Press Release). Ask for the reserve study, budget and assessment history before you offer.

Flood and insurance. Coastal and Intracoastal areas carry more flood exposure, and FEMA's newer pricing raised premiums most in coastal Palm Beach and Broward (WLRN). Citizens policyholders must carry flood coverage as that requirement phases in through 2027 (News4JAX).

Taxes. Palm Beach County's total millage rate was slightly lower than Broward's in 2025, according to one broker summary (Momentum), but actual bills depend on the city and special districts. Owners who make the home their primary residence may qualify for the homestead exemption, which also caps yearly increases in assessed value (Palm Beach County). Ask a CPA how this applies to you.

Schools

Boca Raton is served by the School District of Palm Beach County, not Broward. Spanish River Community High School is at 5100 Jog Road (Wikipedia). Check current school grades with the Florida Department of Education and confirm which schools serve any address you're considering.

Getting around

Boca borders Deerfield Beach to the south, so many people live in one and work or shop in the other. Commute times change a lot with traffic, so drive your route at rush hour before choosing a neighborhood.
