Boynton Beach homes for sale cover a wide range: older condos and villas, large 55+ communities, family houses in gated neighborhoods and a few homes near the Intracoastal. Recent closings put the city's median in the high $200Ks, but half of all sales land between roughly $160K and $460K, so the right number depends on what you buy. What it's like to live in Boynton Beach

Boynton Beach is a Palm Beach County city between Delray Beach to the south and Lantana and Hypoluxo to the north. The small oceanfront towns of Ocean Ridge and Manalapan sit across the Intracoastal to the east (Wikipedia). Florida's Office of Economic and Demographic Research estimated the population at 82,937 as of April 1, 2025 (Florida EDR).

The city has its own public beach park, Boynton Beach Oceanfront Park. Most homes are inland, though, in planned communities west of I-95. Many of the big western communities have a Boynton Beach mailing address but sit in unincorporated Palm Beach County; the city has studied annexing dozens of them (Palm Beach Post via AOL). Check which local government (and tax bill) applies to the address you like.

Neighborhoods and 55+ communities

Resideline tracked 872 closings in Boynton Beach over the six months to October 3, 2026. The median closing price was $295,000, and the middle half of sales closed between $162,000 and $460,000 (Resideline). Homes took a median of 46 days to go under contract.

That spread is wide, and figures for the unincorporated western communities with Boynton addresses can look quite different. Prices vary widely by community, home type and age, so ask Rui for a current comparison before you make an offer.

Practical notes: condos, insurance and flood zones

Older condos. Florida's condo safety rules apply to buildings of three or more stories: a milestone inspection at 30 years, or 25 if the local building department requires it (SB 154, 2023), plus a Structural Integrity Reserve Study and funded reserves (Rimkus). Many Boynton condos and 55+ buildings date from the 1970s and 1980s. Before you make an offer, ask for the reserve study, budget, inspection status and any special assessments.

HOA rules. Most planned communities have HOA fees, approval steps and rules on rentals, pets and vehicles. Read them before you sign.

Insurance and flood. Homes near the Intracoastal and in low areas carry more flood risk. FEMA's newer pricing raised flood premiums most in coastal Broward and Palm Beach, while many inland areas stayed roughly stable (WLRN). Citizens policyholders must carry flood coverage as the requirement phases in through 2027 (News4JAX). Get quotes before you sign.

Property taxes. Boynton Beach is in Palm Beach County, not Broward, so the tax rate differs from Deerfield or Pompano. A primary residence may qualify for the homestead exemption. Ask a CPA how it applies to you.

Schools

Boynton Beach is served by the School District of Palm Beach County. Boynton Beach Community High School is at 4975 Park Ridge Blvd (Palm Beach County Schools). School assignment depends on the exact address, so confirm boundaries with the district and check grades on the Florida Department of Education site.

Getting around

I-95 runs through the city, and Boynton Beach has its own Tri-Rail station, with trains north to West Palm Beach and south toward Miami (Wikipedia). Palm Tran runs local buses. Western communities are a longer drive to the beach and I-95, so test the commute at rush hour.
