What it's like to live in Orlando
Orlando is the largest city in Central Florida and the seat of Orange County. Florida's Office of Economic and Demographic Research estimated its population at 334,496 as of April 2024, up 2.5% in a year (Florida EDR).
Tourism drives much of the economy. Visit Orlando reports a record 76.7 million visitors in 2025, and Brazil was the region's third-largest international market, with about 736,300 visitors (Visit Orlando, May 2026). But Orlando is also a regular city where people live and work year-round, with lakes everywhere, a growing downtown and suburbs in every direction.
Neighborhoods and communities
An investor guide from March 2026 highlights these areas (Ark7):
- Downtown Orlando. Condos and apartments around Lake Eola, with restaurants, nightlife and ongoing development.
- College Park. Tree-lined streets and local businesses close to downtown.
- Baldwin Park. A family-friendly planned neighborhood with a mix of housing types.
- Lake Nona. A fast-growing area in the southeast with newer construction, focused on health and technology.
- Winter Park. A separate city just north of Orlando, with brick streets, cultural venues and higher prices.
MetroWest, in southwest Orlando, has long drawn Brazilian families and businesses, with Brazilian restaurants, butcher shops and bakeries along the South Hiawassee Road area (Florida Neighborhood Realty, May 2026).

Orlando market snapshot
Momentum Realty's analysis of Florida MLS data puts Orlando's median sale price at about $415,000, down 2.4% from a year earlier, with homes going under contract in about 42 days and about 4.2 months of supply (Momentum Realty, October 2026).
For the wider metro area (Orange, Osceola, Seminole and Lake counties), Florida Realtors reported a median single-family price of $439,000 in August 2026, down 0.6% from a year earlier (Florida Realtors). Prices vary a lot between a downtown condo, an older house near the lakes and a new home in Lake Nona, so ask Rui for recent sales of the type of home you want.
Practical notes: rentals, flood, insurance and condos
Short-term rentals inside the city. Under City of Orlando rules, a homeowner may not rent the entire home for 1 to 29 days. Owners who live on site can register to rent up to half of the bedrooms as a "home share," and standard rentals of 30 days or more are allowed (City of Orlando fact sheet, August 2021). Flood and insurance. Orlando is inland, so there's no ocean storm surge, but heavy rain still floods low areas. Hurricane Ian caused flooding and rescues in parts of Central Florida in 2022 (Central Florida Public Media). Check the flood zone of any address and get real quotes. Citizens policyholders must carry flood coverage as that requirement phases in through 2027 (News4JAX).
Condos. Florida's condo safety laws apply statewide: buildings of three or more stories need milestone inspections and a Structural Integrity Reserve Study with funded reserves (SB 154, 2023; Rimkus). Ask for the reserve study, budget and assessment history before you make an offer.
Homestead. If the home will be your primary residence, ask a CPA about Florida's homestead exemption. Second homes, rentals and non-residents don't qualify.
Schools
Most of Orlando is served by Orange County Public Schools. Confirm the assigned schools for any address with the district and check school grades with the Florida Department of Education.
Getting around
Orlando is a car city, with I-4, Florida's Turnpike and several toll roads. Orlando International Airport (MCO) also has a Brightline station with trains to West Palm Beach, Fort Lauderdale and Miami (Brightline). Test your commute at rush hour, especially on I-4.
