Miami Beach Homes for Sale: Condos, Islands and What to Check First

Homes for sale in Miami Beach are mostly condos, from small apartments in South Beach's Art Deco buildings to oceanfront towers, plus a smaller and much pricier market of houses on the islands and in neighborhoods like La Gorce. Before you buy, know two local facts: Miami Beach strictly limits short-term rentals, and much of the city sits barely above high tide. What it's like to live in Miami Beach

Miami Beach is a barrier-island city across Biscayne Bay from Miami. Florida's Office of Economic and Demographic Research estimated its population at 83,230 as of April 2024 (Florida EDR). It's walkable in many areas, with the beach on one side and the bay on the other. South Beach has what is described as the world's largest collection of Art Deco architecture, listed on the National Register of Historic Places since 1979 (Wikipedia).

Neighborhoods

The city breaks down roughly into three parts plus the islands (Wikipedia):

Miami Beach market snapshot

According to Zillow, the typical home value in Miami Beach was about $522,000 in August 2026, about 1% higher than a year earlier (Zillow Home Value Index). Miller Samuel's Q4 2025 report for Miami Beach and the barrier islands (a wider area than the city itself) put the median sales price at $745,000, down about 3% from a year earlier, with homes taking about 132 days to sell; the single-family median in that area rose 22% to $3.65 million (Miller Samuel). Corcoran's second-quarter 2026 report showed the same split: condo prices on the Miami beaches dipped about 4% to a $630,000 median, while the single-family median jumped to $4.9 million (Corcoran, 2Q 2026).

So houses have been climbing while condos have been flat to softer, with a lot of condo inventory. Ask Rui for a current comparison of recent sales for what you're actually considering.

Practical notes: rentals, flood and older condos

Short-term rentals. This is the big one for investors. The city says vacation and short-term rentals (under six months and one day) are prohibited in all single-family homes and in many multi-family buildings in certain zoning districts; where they are allowed, you need a city business tax receipt and must show it and your resort tax number in every listing (City of Miami Beach). The city set fines of $20,000 for a first violation back in 2016 (WLRN). Check zoning and the building's own rules before you count on rental income.

Flood and sea level. Parts of South Beach sit at virtually zero feet above normal high tide, and the city has invested heavily in stormwater pumps and raised roads (Wikipedia). Under FEMA's newer pricing, Miami Beach is among the most expensive places in South Florida to insure against flooding (WLRN), and Citizens policyholders must carry flood coverage as that requirement phases in through 2027 (News4JAX). Get the flood zone, any elevation certificate and real insurance quotes before signing.

Older condos. Florida's 2022 condo safety law requires milestone inspections for buildings of three or more stories (at 30 years, or 25 if the local building department requires it, then every 10 years — SB 154, 2023) and a Structural Integrity Reserve Study with funded reserves (Rimkus). Special assessments from $10,000 to over $100,000 have been reported (24-7 Press Release). Many Miami Beach buildings are decades old and close to salt water, so ask for the reserve study, budget, inspection reports and assessment history.

Homestead. If the home will be your primary residence, ask a CPA about Florida's homestead exemption. Second homes and non-residents don't qualify.

Schools

Miami Beach is served by Miami-Dade County Public Schools. Use the district's school locator to confirm assigned schools for any address, and check school grades with the Florida Department of Education.

Getting around

Miami Beach connects to the mainland by causeways, and traffic on them can be slow at rush hour and on event weekends. Test your commute before choosing a neighborhood.
